Accuracy figures shown on our website, such as ±¼″ (±5 mm), describe typical verified results achieved with professional-grade LiDAR equipment under normal site conditions. They are not a guarantee for every measurement on every project.

Achievable accuracy depends on factors including:

• Surface materials, such as glass, mirrors, polished metal, or very dark finishes
• Lighting, weather, vibration, and movement on site during scanning
• Clutter, obstructions, and areas that could not be accessed or seen by the scanner
• The level of detail and drafting conventions specified for your deliverables

03Conditions at the Time of Scanning

Our deliverables reflect the visible conditions of a property at the time it was scanned. They do not capture concealed or hidden conditions behind walls, above ceilings, below floors, or inside equipment, and they do not reflect changes made after the scan.

Drawings and models derived from scan data involve interpretation and simplification, for example straightening slightly out-of-plumb walls or representing complex surfaces. All critical dimensions and conditions should be field-verified by the responsible professional before construction, fabrication, or ordering materials.

04Not a Survey, Engineering, or Architectural Service

Unless separately contracted in writing, Hos-Scans deliverables are not:

• A legal land or boundary survey prepared by a licensed surveyor
• Engineering analysis, structural assessment, or sealed engineering drawings
• Architectural design services or sealed architectural drawings
• A building inspection, code compliance review, or environmental report

05Square Footage & Area Calculations

Area calculations follow the measurement standard specified on your quote, such as a BOMA standard. Results can differ from prior measurements, leases, or listings that used different standards or methods. Decisions about leases, rents, or property value based on area figures should be reviewed with your own advisors.

06Blog, Case Studies & Examples

Blog articles and guides are educational and are not legal, financial, engineering, or other professional advice. Case studies describe specific past projects; results, timelines, and costs on your project will depend on its scope and conditions.
